This is a great opportunity for an operator to an additional cultivation location and/or license HUB to maximize revenue, in Northern California for 2023. The business is located in Lake County, CA. Currently the business is not operational but is fully licensed both at the local and state level (Provisional License). The license is a Minor use Type 1 small mixed light 10K sq feet, however, it can be upgraded to Major Use at any time and there are hoop houses ready for use on the property, representing a greater value! The property owner installed a large solar system with approx. 20kw in panels and 240kwh in battery storage. There is a high output well with high end Reverse Osmosis/filtration system, 15,000 G storage by the well and 3,000 G storage in the cultivation area.

Under a Management Service Agreement (“MSA’s”) a company could operate under an already licensed cannabis business, in order to expand in new markets, save startup costs on applying or purchasing their own license, etc. The new company that enters into a management service agreement will have to pay Management Fees such as an Initial Fee, Rent, etc. all depending on the scope, space required based on the company’s needs. 

California recently announced the “Provisional Deadline” (MJBizDaily Article), or temporary license, program will sunset June 30, 2022 with the first deadline being March, 31st, 2022. This means that in order to operate legally you must go through the arduous and lengthy time consuming process of obtaining a full “Annual” license or the only other option would be to acquire an already existing licensed business.

• License/Permit Type: Minor use Type 1 small mixed light 10K sq feet. (Can be upgraded to Major Use at any time). All the licenses/permits are in good standing.
• Lease: 5 year lease ending July 2025 (5 year option for a one time $5K extension fee)
• Rent: ~$6,400K/month which increases to $8K per month if operator upgrades to a major use license
• Large solar system with approx. 20kw in panels and 240kwh in battery storage. (Included in rent)
• High output well with high end RO/filtration system, 15K G storage by the well and 3K G storage in the cultivation area. (Included in Rent)
• The property owner is open to adding upgrades such as PG&E, a veg greenhouse, a metal drying space, etc.

Cultivation Infrastructure:

• 10K Sq Ft of low hoops (7’ high PVC), covered with clear plastic & weed cloth
• 1640 10G pots with soil 
• Full netbow drip irrigation system with timer.
• Approx. 1500 sq ft of additional low hoops set up for veg.
• (3) 200 sq foot sheds, can be used for trim, drying, storage, meetings, etc
• Cultivation area fully fenced & secured with additional gates around the property
